R.J. BRUNELLI & CO. ANNOUNCES LEASES FOR 7-ELEVEN, DOLLAR TREE, MAX CHALLENGE, AND OTHERS THROUGHOUT NEW JERSEY

 

OLD BRIDGE, N.J. (11/29/17) – R.J. Brunelli & Co., LLC today announced the recent completion of a series of leases that will introduce national, regional and local retailers, restaurants, and fitness centers and personal service providers to sites across New Jersey and Florida.

 

In its role as Dollar Tree’s exclusive real estate representative statewide, R.J. Brunelli brokered four additional leases for sites throughout the state.  In Passaic County, the nation’s largest single price-point retailer signed for an 10,800-end cap space at 90 Dayton Ave. in Passaic. The store, which is expected to open in April 2018, will co-anchor with McDonald’s an approximate 50,000-square-foot center being developed on the site of a former industrial building. In Mercer County, Dollar Tree opened last month in an 8,758-square-foot inline space at the 218,000-square-foot Plainsboro Plaza.

 

Along the Jersey Shore, Dollar Tree is anticipated to open in September 2018 in an 8,326 square-foot inline space at 700 Lighthouse, a 108,000-square-foot center on Lighthouse Dr. in Barnegat anchored by Retro Fitness. In Cape May County, Dollar Tree signed a lease for a 9,300-square-foot-freestanding space at 4315 New Jersey Ave. in Wildwood, where an October 2018 opening is anticipated. All four Dollar Tree leases were brokered by R.J. Brunelli President/Principal Danielle Brunelli, while the firm’s CEO/Principal Ron DeLuca also represented the landlord on the Plainsboro Plaza deal.

 

In another major Shore-area transaction, Executive VP–New Business Development /Principal Bill Lenaz brokered the deal that will pave the way for fast-growing Tractor Supply to open a freestanding, 24,000-square-foot store next spring at 599 Rte. 9 in Waretown. Lenaz represented property buyer Kettler Group of Michigan, which is the preferred developer for Tractor Supply.

 

Elsewhere, National Tenant Representative/Senior Sales Associate Patti Fiore-AmecAngelo represented both the landlord and tenant in a deal that will bring 7-Eleven to a new 2,549-square-foot freestanding building at 7001 JFK Blvd. in North Bergen. She additionally represented 7-Eleven alone on leases for a 2,774- square-foot freestanding location on Shrewsbury Ave. in Red Bank (previously occupied by Green’s Auto) and a new 2,940-square-foot building at 205 Main St. in South Amboy. The Red Bank and South Amboy stores are expected to open in January 2018, followed by North Bergen in March. R.J. Brunelli is a preferred broker for 7-Eleven in five New Jersey counties, as well as parts of Pennsylvania.

 

Meanwhile, franchises of The Max Challenge, the fast-growing New Jersey-based chain of fitness centers, signed leases for additional locations in New Jersey and Florida through deals brokered by R.J. Brunelli, which serves as the franchisor’s preferred national leasing representative.  In Morris County, the franchisee signed a lease for a 2,786-square-foot inline space at 321 Changebridge Rd. in Pine Brook that opened in a former antiques shop earlier this month. Additionally, in Bergen County, a franchisee signed for a 3,315-square-foot space at 17-12 River Rd. in Fair Lawn that previously housed a paint store. A February 2018 opening is anticipated. In southeast Florida, The Max Challenge recently debuted in a 2,443-square-foot space at West Creek Commons, located at 4760 West Hillsboro Blvd. in Coconut Creek. All of the deals were brokered Ms. Fiore-AmecAngelo.

 

Representing Verizon TCC, the largest premium re-seller of Verizon Wireless products in the United States, R.J. Brunelli executed a lease that brought the chain to a 2,480-square-foot former Radio Shack space at the Nelson’s Corner shopping center on Route 206 in Hillsborough. The store opened in the 128,000-square-foot ShopRite-anchored center on November 1. Additionally, R.J. Brunelli represented both the tenant and landlord on Verizon TCC’s relocation in August to a 2,100-square-foot space from a 1,500-square-foot store at Acme Commons on Route 130 in Bordentown.  The 84,000-square-foot center in anchored by an Acme supermarket. Both Verizon TCC deals were executed by Mr. DeLuca.  R.J. Brunelli serves as exclusive sub-broker for the chain in New Jersey for master national broker Sperry Van Ness.

 

In its role as preferred regional leasing representative for AAMCO, R.J. Brunelli brokered two deals that will bring the world’s largest chain of transmission specialists and leader in total car care to two more sites in New Jersey.   The deals, handled by Ms. Fiore-AmecAngelo, who serves as AAMCO account manager, include leases for a 3,033-square-foot inline space at 59 Rte. 35 in Eatontown that is expected to open in February and for a 5,500-square-foot location at 59 Sussex Ave. in Morristown that opened in June.

 

In other northern New Jersey deals, Ms. Brunelli executed a lease for Urban Bricks Pizza Co. for a 2,233-square-foot inline space at Kearny Plaza on Passaic Ave in Kearny, with a first-quarter 2018 opening anticipated.   The 141,000-square-foot center is anchored by B.J.’ Wholesale Club and PetSmart. R.J. Brunelli serves as exclusive leasing representative for Urban Bricks Pizza in central and northern New Jersey.

 

In North Bergen. Mr. DeLuca represented Pyramid Management on its acquisition of a 0.66-acre pad site for a planned Hardee’s restaurant at the entrance to the Target property, located at 7101 Tonnelle Ave.

 

Elsewhere in northern New Jersey, Bill Lenaz represented the landlord on a deal for a 3,150-square-foot CKO Kickboxing at 301-315 Central Ave. in Clark, that is projected to open in June 2018. This follows a deal he completed earlier this year for the landlord of the 15,700-square-foot Clark strip center for a Jersey Mikes Subs that debuted in June in a 1,397-square-foot shop.

 

In Essex County, Ms. Fiore-AmecAngelo represented Deka Lash on its first New Jersey lease. The upscale chain specializing in eyelash extensions and eyelash-related products will open in Montclair next year in a 1,480-square-foot endcap space at Glenmont Square, located at 15 Bloomfield Ave.

 

Meanwhile in Passaic County, Ms. Fiore-AmecAngelo the firm represented the landlord and tenant in a deal that brought distributor R&J Wholesale Group to a 3,000-square-foot space at 1629 Main Ave. in Clifton. R&J will adjoin an AAMCO shop in the 8,500-square-foot building.  In nearby Little Falls, Bill Lenaz represented the landlord on a ten-year lease extension that will keep Vitamin Shoppe in the 7,200-square-foot freestanding building at 1565 Route 46 East, where it has been located since 1998.

 

In Morris County, Amanti Vino, a fine wine and craft beer liquor signed a lease to open its second location at 60A South Street in Morristown. Expected to open before the end of 2017, the 2,778-square-foot space was previously occupied by White’s Pharmacy. R.J. Brunelli & Co. serves as preferred broker for Essex County-based Amanti Vino, with the deal brokered by sales associate Robbie Kenney.

 

Meanwhile in Middlesex County, Ms. Fiore-AmecAngelo represented the tenant in a deal for a 3,575-square-foot senior day care facility to be operated by Dr. Gubir at Camelot at Carteret, located at 88-101 Roosevelt Ave. in Carteret. The facility is expected to open in March 2018.

 

In other Middlesex deals, Senior Sales Associate John Lenaz brokered a deal that will bring a new, 12,000-square-foot Primrose Schools daycare center to a former residential site at 138 Summerhill Rd. in East Brunswick. An October 2018 opening is anticipated. The firm serves as exclusive broker for Primrose Schools in Middlesex, Monmouth and Ocean counties.

 

In nearby Edison, Mr. Lenaz executed a lease on behalf of the landlord for a 900-square-foot YFCC Pharmacy at Edison Commons on Route 27.  Scheduled to open in January 2018, the independent pharmacy will augment a traditional merchandise mix with a selection of natural Oriental herbs and treatments. The firm serves as exclusive broker for the 32,000-square-foot site that is anchored by Aldi.

 

Elsewhere in Middlesex County, Bill Lenaz represented the landlord in a deal that brought Golden Temple Adult Day Care to a 12,283-square-foot endcap unit at Turnpike Plaza, located at 301 Port Reading Road in Woodbridge. The facility opened in September in newly-added space to the shopping center. Mr. Lenaz also represented the landlord on a 1,900-square-foot lease for Mei Hua Restaurant in the South Brunswick Shopping Center, located at 3124 Route 27 in Kendall Park.  The Chinese restaurant, which will occupy a former Radio Shack space, is expected to open in March.

 

In Monmouth County, Bill Lenaz represented the landlord in a deal that will bring The Sleeper’s Shoppe to a 4,500 square-foot-inline space at Marlboro Commons on Route 9.  R.J. Brunelli serves as exclusive broker for the 105,000-square-foot center, which is anchored by Whole Foods and is now 100%-leased. With a February opening anticipated, the store will be the second in Monmouth County for the Howell-based retailer, which is seeking to expand in central New Jersey.

 

Additionally, Ms. Fiore-AmecAngelo represented a franchisee of Wahoo Fish on the lease for a 2,331-square-foot space in WRDC’s newly redeveloped Middletown Shopping Center at 1157 Rte. 35. A spring 2018 opening is expected for the fast-casual restaurant. This will be the first location in New Jersey for Wahoo Fish, which is represented exclusively throughout the state by R.J. Brunelli.

 

In another deal in the county, Mr. Lenaz represented the landlord on Pearl Vision’s March 2018 relocation to a 2,406-square-foot endcap unit at Freehold Mall on Route 9. The chain previously occupied another space at the 160,000-square-foot plaza, which is anchored by Burlington Coat Factory. R.J. Brunelli serves as exclusive broker for the property.

 

In Mercer County, Ms. Fiore-AmecAngelo represented the landlord on the sale of a freestanding, 10,000-square-foot former daycare center building at 1805 Princeton Ave. in Lawrenceville to a private entity that will operate the building as an Explorations Community Preschool.
