ARMADA HOFFLER PROPERTIES ANNOUNCES TWO NATIONAL RETAILERS COMING TO TOWN CENTER OF VIRGINIA BEACH
Williams Sonoma and Pottery Barn to Join Sister Brand West Elm in 2018

VIRGINIA BEACH, VA, October 30, 2017 — Armada Hoffler Properties, Inc. (NYSE: AHH) announced today that Williams Sonoma and Pottery Barn would occupy 18,000 square feet of the Company’s new $53 million mixed-use development in the Town Center of Virginia Beach, Virginia.

Construction of the next phase of development in the Town Center of Virginia Beach started last fall, marking the start of a new chapter in the ongoing, public-private partnership between the City of Virginia Beach and Armada Hoffler Properties. The newest addition to Town Center is expected to include 39,000 square feet of retail and restaurant space and 131 apartment homes. In addition to the retail and residential components, Zeiders American Dream Theater will occupy a 17,000-square-foot, 300-seat performing arts theater on the second level, while the City of Virginia Beach will be providing public infrastructure to include an open-air public plaza and a pedestrian bridge connecting to the adjacent parking garage.

The newest block in the Town Center will be anchored by some of the best known and most beloved brands in home furnishings: Williams Sonoma and Pottery Barn.

“We look forward to increasing our presence in Virginia Beach in the spring of 2018,” said Bud Cope, Executive Vice-President of Real Estate and Development of Williams-Sonoma, Inc. “Our West Elm store has been serving customers in Town Center since 2014 and we feel those who enjoy the quality of our products will be pleased to have the opportunity to visit both our Williams Sonoma and Pottery Barn stores while shopping in one of the prime destinations in the region.”

Construction is well underway in Town Center, the residential tower topped out mid-October, and the entire project is scheduled for completion in the fall of 2018.

“We are very pleased with the progress of this new addition to Town Center,” commented Louis S. Haddad, President & CEO of Armada Hoffler Properties. “Upon completion, the mixed-use development will offer additional shopping, dining, and entertainment options that will complement the current offering, while adding sought-after residential space in the City’s urban core.”

National, destination retailers in Town Center of Virginia Beach include: Anthropologie, lululemon athletica, Free People, Brooks Brothers, Paper Source, bluemercury, Destination Maternity, IT’SUGAR, and Muse Paintbar.

The beautiful, unique second floor space is ideal for a restaurant to make a splash in the Virginia Beach market where over 13 million tourists visit annually.  Facing the plaza and live theater, the space will offer excellent exposure and visibility to visitors, residents and the 6,000 office workers in Town Center.

Highly successful restaurants in Town Center of Virginia Beach include:  Ruth’s Chris Steak House, The Cheesecake Factory, P.F. Chang’s China Bistro, California Pizza Kitchen, Yard House, McCormick & Schmick’s, Gordon Biersch Brewery, Tupelo Honey, Bravo! Cucina Italiana and several locally owned, chef-driven concepts.

The leasing for two additional retail spaces available in Block 9 is being handled by Divaris Real Estate’s team of Gerald Divaris, Sezin Cortinas and Erica Rorrer.
